Seven Ways Sidekick Homes Can Help

1.  Your needs
Sidekick Homes will meet with you and the family members that will be living in or using the new home. If necessary we will put you in touch with in-home care providers in your area to help you with services needed. These people will be our consultants through the design and selection process to follow later.

2.  Your property
Obtain planning and zoning regulations for your property to determine whether you may have a second structure that is detached from the primary home or if the structure needs to be attached to determine your buildable area and home design.

Order a survey that indicates overall site dimensions, property lines, setbacks, easements, and other pertinent information.

Locate all available utilities and determine available connection opportunities.

Obtain a Soils Report prepared by a qualified engineer to determine the type of foundation and footing needed for your new Sidekick.

Obtain the requirements from the building department for your local jurisdiction and requirements for Design Review.

Obtain Photographs of your Site.  We would like to see access to your property, primary views from your proposed home location, and views from neighboring buildings.

3.  Financing
If you are looking to finance your Sidekick Home project, lenders will classify your project as either new construction or home renovation and will therefore offer a Construction Loan Program, which differs substantially from a traditional mortgage. Once construction is complete, your loan will be converted to a traditional home loan (mortgage).

Construction Loans are short term and often structured as interest-only lines of credit. They are distributed in disbursements, or "draws," as work on the project is completed, so it is important that you choose a financial institution that can accommodate the draw schedule associated with the construction schedule of payments.

We will help you understand the typical costs of the complete prefab home construction project and we will work with your bank as well.

If you require financing for your project and do not have a lender, Sidekick Homes would be happy to introduce you to lenders who are competitive, informed, and modular friendly.

4.  Discussion and Choices
Now that we have collected all of your land information, and you are pre-approved for financing, we are ready to begin looking at Choices based on your desired Sidekick Home design and site plan.

Once we receive your signed agreement and initial payment we will send you a list of pre-selected eco-friendly materials and finishes and schedule your kick-off design meeting.   In this meeting we will begin the process of selecting materials colors and options.

5.  Engineering and Permits
Sidekick Homes will prepare architectural drawings for engineering, permitting, and production. We require a signed contract, with payment, to begin this step. We will see that all permits are obtained and construction is scheduled in the factory and on your property.  At this point we will prepare final pricing.

6.  Production and Site Prep
During this phase, your home is built in a modern factory, and your site is prepared for your new home.  To begin the production and site preparation process, you will need to: sign a contract with Sidekick Homes for construction, construction observation and factory interface, finalize your loan documentation, and close your construction loan.  Once your permits are approved, we will order the modules from the factory. Your home is then built in the factory while your site is being prepared.

7.  Delivery, set-up, and the finishing touches
Get out your camera and prepare to enjoy your new Sidekick Home!  Once the modules for your home have been built (in the factory), Sidekick Homes will arrange to have your new home delivered to your site and attached to the foundation. Once attached, the contractor will finish the home and build all additions such as porches, decking, garages, etc. and your new home is ready for move-in! Sidekick Homes makes it that easy and effortless.
